RECOGNISE ANY OF THESE?
Sound like
your Tuesday?
Somehow, they all need an answer from you.
THIS IS GETTING TOO BIG TO BE YOUR SIDE JOB
Give real estate
someone who owns it.
Rue is your fractional Head of Real Estate.
We build the real estate plan with you and lead the work it creates. Your brokers and franchisees get a clear point of contact. Your team gets recommendations it can act on.
WHAT’S LANDING ON YOUR DESK?
There’s a plan for that.
Explore the work Rue takes on as your real estate lead.
EXPANSION + BROKERSMore brokers shouldn’t mean more work for you.
We help choose the next markets, build the entry plan and manage the local brokers. Everyone works to the same site criteria, with priorities that reflect your capital and operating capacity.
We review what comes back, test the economics and bring you a recommendation.
FRANCHISEE REAL ESTATE“Our franchisee found a space.”
Great. Now it needs a proper review. We clarify the requirements, assess site submissions and coordinate the real estate work between franchisees, brokers and your team.
Missing information gets followed up. The right people get brought into the approval process.
RENEWALS + LEASE STRATEGYThe rent went up. Should you stay?
We compare market rents and lease terms, review store performance and cost out the alternatives. Staying, reinvesting or moving each gets a proper business case.
You have a strategy before a notice deadline makes the decision for you.
THE EXISTING PORTFOLIOSome locations need a new plan.
A new product line may need a different format. A shifting trade area may change the case for staying. We review the whole portfolio and develop reinvestment, relocation and exit strategies.
Where a disposition makes sense, we coordinate the plan with your legal team and local licensed brokers.
WORKING WITH YOUR INTERNAL TEAMS
A great site.
Until operations sees
the loading area.
The people who have to make a location work should help shape the decision.
Rue brings their requirements into the strategy early and keeps the conversations moving as the plan takes shape.
Marketing
Customer behaviour, brand fit and what’s coming next.
Operations & facilities
Staffing, servicing, building condition and everyday use.
Finance
Capital needs, occupancy costs and the return the business needs.
Legal & construction
Lease requirements, delivery risks and a workable opening plan.
THE WORK BEHIND THE RECOMMENDATION
“What are we
basing that on?”
You should be able to ask that about any site, renewal or exit.
Analysis built around you.
We read your sales, customer patterns and lease costs alongside market rents, competing locations and trade-area evidence. You can see the reasoning behind the recommendation.
Relationships that move the work.
Established landlord, developer and broker relationships bring market context and opportunities into the process. Rue coordinates those conversations around your priorities.
THE EXPERIENCE BEHIND THE PRACTICE
There’s experience
behind the advice.
Across different markets, landlord environments and operating requirements.
Canada · United States · Germany · Netherlands · Singapore · South Africa · New Zealand
Credentials reflect prior professional experience brought to Rue Retail.
What does “fractional” actually mean?
A senior real estate lead embedded in your business on a monthly retainer. We agree on the priorities and scope around what your business needs, before a full-time executive hire makes sense.
We already have brokers. Where does Rue fit?
Your local brokers bring market knowledge, opportunities and licensed transaction execution. Rue builds the wider portfolio strategy, directs the work across markets and connects it to your internal teams. They work together.
Do we need to be a franchise business?
No. Rue works with growing retail and F&B brands. Franchisee real estate coordination is part of the role when it applies to your business.
How does the engagement work?
We start with your footprint, the decisions ahead and the work currently landing on your team. The engagement runs on a monthly retainer, with 60-day written notice to cancel and no long-term lock-in.
Does Rue receive commissions or referral fees?
No. Your retainer is our only compensation. We don’t take commissions, referral fees or other payments from brokers, landlords or third parties on your file. You can trust us to recommend what makes sense for your business, including when that means walking away from a deal.
